With more than 100 years, the original building which gave birth to this new development, used to be the residence of a wealthy family, where the original tiles and facade, which will be kept and restored, gives us the feeling of living in such an elegant century. A project designed by the prestigious architect Frederico Valssassina, will be a landmark in the capital.

Yes, Classica is a touristic licensed project which enables buyers to apply for the Golden Visa Program with a 350.000€ minimum investment, as it gets qualified for that due being a rehabilitation of a building with more than 30 years old.

For the first 3 years there is a guaranteed income of 3% of the gross value of the apartment. For this it means you have to acquire the furniture package, which comes with all the benefits of a well-designed space and appliances, and a solid and experienced management.

A touristic apartment is a dwelling unit that is primarily designed for short-term stays by tourists or visitors. Touristic apartments are fully furnished and equipped with all necessary amenities, and they are managed by a touristic licensed entity.

This kind of property tends to generate an income from the operation, usually with a guaranteed yield for the unit owner, provided by this same company. The owners of the holiday apartments are not, however, obliged to use their apartments for the purposes of tourism, and may therefore use them as places of permanent residence.

Indeed, once the operator is in charge of the apartment, the furniture package which you acquired and paid after the final reception of the unit and before the Deed Contract, it will be placed, with furniture, Kitchen appliances, cutlery, dinnerware, other kitchen utensils, Bedsheets and towels. As the entire building will be managed by a single operator, it is important to maintain a visual and brand consistency, in order to maintain the desired quality and occupancy.

Only one management entity is authorized to operate the holiday apartments, serving as the sole responsible party for all accommodation units and assuming the role of condominium administrator.

Upon delivery, the building will be completely new and come with warranties that include a three-year guarantee on the equipment, a five-year guarantee on the finishings, and a ten-year guarantee on the structure of the building.

Upon receipt, we will contact you to formalize a reservation form that must be signed by both parties. To complete the reservation, a transfer proof of the reservation fee will be required.
